Condensation showing up on steel
Sweating under a roof deck or on purlins is the most common call in Florida. It is an air and vapor problem before it is a thermal one, so the fix is usually continuity at transitions plus a system that controls vapor, not simply more depth.
Frost, ice, or sweating in refrigerated space
Almost always a joint, a penetration, a hanger, or a door surround rather than the panel field. It is worth diagnosing before replacing anything.
Heat stratification in a high-bay building
Warm air collecting at the roof while the floor stays uncomfortable points at the roof assembly and at how much air is moving through dock openings.
A tenant fit-out or change of use
Converting space, subdividing for tenants, or adding conditioning to a previously unconditioned building all change what the envelope has to do, and usually trigger a code review.
Matching system to assembly
Closed-cell foam earns its cost on steel and roof decks and anywhere moisture control and cooling-load reduction put the assembly at risk. Fiberglass and batt are the better value in a clean, correctly sized framed cavity. Open-cell handles interior partitions and sound. Blown-in reaches closed cavities in existing buildings.

Building new, or fixing what is there
On a new build the envelope is a scheduling problem. Insulation and air-sealing sit between rough-in and close-in, detailed to the code path and expected to pass inspection first time. Miss that window and reopening the assembly gets expensive.
A retrofit is a diagnosis problem first. What failed, whether material is wet or degraded, whether it has to come out, and how the work stages around a building that keeps operating. Those answers move the price more than the material choice does.

How the number gets built
A number you can compare names the system, the area covered, the target, and what was assumed about access. Where two bids diverge it is usually one of those four, or an exclusion for prep and removal.

Why does condensation keep showing up on Florida metal buildings?+
Because humid air is reaching cold steel. Adding thickness alone does not stop that. The fix is continuity: an unbroken air barrier through transitions and penetrations, and in exposed assemblies a closed-cell system that controls vapor as well as heat.
What is different about refrigerated space in Florida?+
Vapor drive runs toward the cold side continuously, so the joints decide the outcome, not the panel field. Seams, penetrations, hangers and door surrounds are where frost and sweating begin, and moisture control and cooling-load reduction make that less forgiving here.
